C+W O’Brien Architects is spearheading the first phase of the Clonburris SDZ development for Cairn Homes in County Dublin. The project, which is currently under construction, will deliver a dynamic community by summer 2025. Covering 96 hectares, the development will include over 5,000 new homes. Phase 1, with 569 homes, is already in progress, and Phase 2 is moving forward in the planning stages.

The architectural design for Clonburris, led by C+W O’Brien Architects, carefully blends residential, commercial, and communal spaces. The design prioritizes creating areas that promote community engagement and safety. Key features include:

  • Strategically Placed Apartment Blocks: Positioned around open spaces, these blocks encourage interaction while enhancing surveillance.
  • Duplexes Along the Central Boulevard: These homes are strategically placed for easy access to shared spaces, improving connectivity.
  • Focal Point Near Rail Line Bridge: The design highlights a key junction near the rail line bridge, marking the heart of the development.

Moreover, the design fully complies with planning requirements. Setbacks from the train line to the north and the canal to the south ensure the development seamlessly integrates with the surrounding landscape.

Innovative Industrialised Design and Construction Process

C+W O’Brien Architects is transforming the construction process with their Industrialised Design and Construction approach. This cutting-edge methodology leverages technology and manufacturing principles to build faster, more efficiently, and sustainably, improving both the speed and quality of construction.

Modular Off-Site Construction: Streamlining Development

To accelerate the build, modular off-site construction techniques are employed. These include precast slabs, walls, balconies, and bathroom pods. The Kit-of-Parts approach uses standardised components, allowing easy assembly and faster construction. This method also enables customisation to meet the unique needs of the project. The key benefits of this approach include:

  • Modularity: Components can be easily assembled and reconfigured.
  • Interoperability: All parts connect seamlessly for smooth integration.
  • Simplification: Fewer unique parts streamline production, reducing complexity.
  • Customisation: Design elements can be tailored within a standardised framework, ensuring flexibility.

Why the Industrialised Approach is Effective

This modern approach to construction significantly reduces on-site time, enhancing efficiency and ensuring timely delivery. By minimizing disruptions, it keeps the project on track while maintaining high standards of quality. Ultimately, the Clonburris development will provide a vibrant and sustainable urban community, offering an exceptional living experience for future residents.
